Retention of amendments / modifications to the previously permitted (Reg. Ref. 12/796; An Bord Pleanala Ref PL 09.241829) petrol filling station (PFS) building to provide reconfigured and extended ground floor and new mezzanine floor resulting in revised elevational designs and layouts. The gross floor area (GFA) of the permitted PFS building increased from 470sq.m. to 720 sq.m. The reconfigured and extended PFS building provides the following accommodation:- 1. Ground Floor Level (584 sq.m GFA) comprised a forecourt convenience shop (100 sq.m net retail floor area), 5 no. café / restaurants units and kiosk with common seating area (138.5 sq.m net floor area), circulation , food preparation , toilets, ancillary office, store and plant areas (345.5 sq.m GFA). 2. Mezzanine Floor Level (136sq.m GFA) comprising of ancillary plant, store and staff areas including canteen and toilets. As a result of the revisions to the PFS building, the following revisions to the development include;- revised footprint of the PFS building and relocation of fuel pumps/canopy: increased building height from a maximum of 6.15m to 6.8m; reconfiguration and remodeling of all elevations including revised elevational design and building finishes; additional glazing on the north east elevation; revisions to the entrance door and lobby and re-designed canopy; revised building and tenant signage including Main building signage ( “Monread Fare”) on the front and side (north west) elevation ; food outlet logo’s on the front and rear elevations; fuel supplier logos on the canopy; and totem signs located at the entrance and exit to the PFS. Retention permission is also sought for the changes to access and internal circulation including a second access / egress at the south west corner; increased parking provision from 25 to 35 no. customer parking spaces and 16 no. staff parking spaces; relocated bicycle parking stands; reconfigured service yard areas and new bin storage areas; revised landscaping and boundary proposals and all associated site and development works. The car wash previously permitted has been omitted from the development.
