Motorway Services Area (MSA) and rest area on a site of 2.69 ha. approximately, adjoining the proposed Birdhill Interchange on the N7/M7 Motorway. The site is principally bounded to the north and east by agricultural lands, to the south by the N7/M7 Northeastbound Merge of the Birdhill Interchange (currently under construction) and to the west by the Birdhill Link Road (currently under construction). The proposed development will consist of: a Motorway Services Area and rest area, with a gross floor area of 2,028 sq.m. principally comprising: a food court (999 sq.m.) including 2 No. ATM cash machines; a petrol filling station (273 sq.m.) incorporating a service forecourt providing 12 No. fuel pumps for cars and 2 No. fuel pumps for coaches/lorries with overhead canopies, a car wash and air and water facilities; a fast-food restaurant (513 sq.m.) with a drive-through facility; a services block (207 sq.m.) including a vehicle servicing facility (133 sq.m.) and an emergency attendance centre (74 sq.m). The development will also consist of: 148 No. surface vehicular parking spares comprising 125 No. car parking spaces (including 9 No. designated car park spaces for disabled users), 13 No. lorry parking spaces, 2 No. coach parking spaces and 8 No. motorcycle parking spaces; 3 No. coach drop-off spaces, screened waste management areas; outdoor terraces; all hard and soft landscaping including landscaped walkways, picnic areas, children's outdoor play area and internal roadways; 1 No. sub-station and switchroom (30 sq.m); pump house (6 sq.m); a well; ancillary plant including underground sewerage treatment plant, underground percolation area, underground fire water storage tank and under ground rain water harvesting tanks; diversion and connection into existing services as required; boundary treatments; associated signage including 7 No. totem advertising signs; a sculpture; lighting; attenuation; changes in level; and all associated site development and site excavation works above and below ground. The development will also include the provision of vehicular access (for both customer and services) provided off the proposed Birdhill Link Road. The development is intended to service and provide rest facilities for traffic using the N7/M7 Motorway
