Development Description:
for Phase 2 & 3 of development. An Environmental Assessment has been prepared for this application. Phase 2 consists of (a) 336 dwellings consisting: 96 3-storey semi-detached hses. 126 2-storey semi-detached hses. 28 terr hses in 7 no., 2- storey terraces of 4 houses. 20 Apts and 20 Duplex dwellings in 5 no., 3-storey blocks each of 4 ground floor apts and 4 duplex dwellings over, 20 Apts and 6 Duplex dwellings in a two/three storey block which contains 16 ground floor apts, 4 first floor apts and 6 duplex dwellings, over, 20 two-storey detached hses (b) 120 apts in 12 apt blocks as follows: 72 apts in 4 five storey blocks each containing 18 apts, 48 apts in 8 no., three storey blocks containing 6 apts (c) 21 sheltered houseing units with communal hall and central courtyard in a single/2-storey building. (d) a 2-storey creche. This is phase 2 of a 3 phase development of these lands. Phase 3 consists of a Cinema, 3157 sq. m. of Shops and 147 apts in 5 buildings as follows: (a) 2,
the construction of 67 no. residential units, a new single storey crèche, single storey health centre and a 3 storey, 90 bed nursing home. The residential units will consist of: 5 no. 1-bed semi-detached bungalows, 5 no. 2 bed semi-detached bungalows, 13 no. 2 bed mid-terrace bungalows, 2 no. 2 storey 4-bed semi-detached houses, 2 no. 2 storey 4-bed mid terrace houses, 14 no. 2 storey 3 bed semi-detached houses, 14 no. 2 storey 2 bed mid-terrace houses and 1 no. apartment building consisting of: 8 no. 1-bed apartments and 4 no. 2-bed apartments over 2 storeys, located as follows, (2 no. 2 bed and 4 no. 1 bed apartments on ground floor, 2 no. 2 bed and 4 no. 1 bed apartments on first floor), the proposed development will also include new internal roadways and footpaths, a proposed new distributor road to the north and east of proposed development, pedestrian/cycle access off the existing Tyone Road to the west of the site, vehicular access from the existing Ormond Drive, south of proposed site, new vehicular and pedestrian access, new boundary treatments, landscaping, drainage, site services including new ESB Medium Voltage (MV) substation building and all ancillary site works
