for the construction of a special needs housing development comprising the provision of nine pairs of semi-detached dwellings (totalling eighteen houses), each containing two levels of accommodation and each providing four bedrooms, a combined kitchen / dining area, a living room with integral study and ancillary storage, utility, bathroom and porch / hallway accommodation. The application also includes the creation of a new vehicular entrance to the site (off an existing access road which serves Scoil Bride and Naas GAA), the construction of an estate road and two internal footpaths (one of which would lead to a new pedestrian entrance which is to be created to serve this particular scheme), the provision of two parking spaces per house along with three dedicated visitor bays, the provision of a public open space for outdoor recreation and the creation of front and rear garden areas for each dwelling. The proposal also includes all ancillary site works including landscaping, the levelling of the land, connections to the public water, stormwater and sewerage systems and the removal of an existing fence which demarcates the boundary to this property

(a)Demolish existing single storey galvanised extension comprising hall, toilet, bathroom and games room (b)demolish two single storey galvanised sheds (c) demolish existing single storey porch and rebuild, (d) external modifications to existing house to include new window in side elevation of sitting room 2 on ground floor, block up existing small window in bathroom on first floor of side elevation, provide new dormer style window for fire escape purposes to bedroom 2 on first floor on side elevation, replace all existing windows and doors, remove and replace flat roof over stairwell area, remove and/or repair and/or replace existing slates where required and repair and replaster external wall as required (e) internal modifications and alterations including removal of internal partitions as required. Provide new ensuite to bedroom 1 and provide revised hot press and bathroom layout on first floor. The consequence of all these works and modifications will ensure the continued use of this existing two storey dwelling house in residential use(f) all associated site development works including the provision of a new garden wall (minimum 2m high) to enable private open space to be provided to this existing two storey dwelling house, the provision of 2 car parking spaces, connection to foul sewer and surface water drain. The existing two storey dwelling house forms part of the existing walled garden. The site is within the curtilage and attendant ground of Protected Structure Ref: NS 19-072 known as Oldtown House, Oldtown Demesne, while containing a Protected Structure Ref: NS 19-094 known as Earthwork Site, Oldtown Demesne located on the Sallins Road, Naas, Co. Kildare. The granting of planning permission for this proposed development will involve a variation in the planning permission of Naas Town Council Register Reference 08/500091 and An Bord Pleanala Register Reference Pl.73.230766 as extended by Naas Town Council planning Register Reference 13/500065.
Sites 1 to 7 The Orchard, Oldtown Demesne, Sallins Road,
sought for change of house types on sites 1 to 7 The Orchard. The revised house types will comprise of 4 No. two storey semi-detached three bedroom houses (house type B1 and B2) in two blocks, 2 No. two storey semi-detached two bedroom houses (house type D1 and D2) in one block and 1 No. two storey detached three bedroom house (house type E1). This change of house types will involve variations to the approved Site Layout Plan together with the individual site boundaries.
