The development will consist of the construction of a single storey split roof design discount foodstore (gross floor area 1,488 sq.m; net retail area 1,075 sq.m). The development includes 2 no. internally illuminated free standing double sided pole signs, each measuring 5.47m in height; 1 no. internally illuminated gable sign; 1 no. internally illuminated single-sided twin-pole sign measuring 8.147m in height and 54 car parking spaces. A further 135 car parking spaces will be provided on a shared basis with a development on adjacent lands subject to a separate planning application (Register Reference 04/924); all associated landscaping and site development works on a 0.4009 hectares (0.99 acre) site. Vehicular access to the site will be provided from a new shared access point from Monivea Road which will also serve adjacent lands subject to separate planning application (Register Reference 04/924)
